When the Heat Goes Off, the Clock Starts Ticking
Had 45 minutes to diagnose a lockout on a Vaillant EcoTec Plus 24 kw before the homeowner lost patience and called a competitor. Normally I'd walk through a full system diagnostic—check gas pressure, flue gas analysis, the whole nine yards. But with that time pressure, I needed a quick, reliable triage.
This checklist is exactly what I used. It's not a replacement for a proper service, but if your boiler is flashing an error code (like F.28, F.62, or S.53) and won't reignite, run through this first. Basically a 'no heat' emergency response.
Here's what you need to know before we start: You'll need a multimeter, a bucket, and maybe a flashlight. In about 30 minutes, you should know if this is a simple fix or if you need to call in a pro.
Step 1: Kill the Power and Wait
Sounds obvious, right? But in the rush, people skip it. Turn the boiler off at the mains. Wait 60 seconds. Turn it back on. A full electrical reset clears a lot of transient error codes. Honestly, this solves about 15% of emergency lockout calls I get.
Checkpoint: Does the display light up? If not, you've got a power issue. Check the fuse and the isolator switch.
Step 2: Check the Water Pressure (The $0 Fix)
Low water pressure is the #1 cause of sudden lockouts on the Vaillant EcoTec Plus. The gauge should read between 1.0 and 1.5 bar when the system is cold. If it's below 0.5 bar, the boiler will refuse to fire. It's a safety feature.
If the pressure is low, you'll need to repressurize the system using the filling loop (usually a silver or black braided hose under the boiler). Turn both valves slowly, listen for water flowing, and stop when the gauge hits 1.2 bar. Do this slowly — air in the system causes its own problems.
"Did we over-pressurize? In my experience, yes. A lot. Had a call where a tech filled it to 3 bar and blew a pressure relief valve. That's a $200 oops."
Checkpoint: After repressurizing, does the boiler fire? If yes, you're done. If it locks out again within 24 hours, you have a leak. Find it.
Step 3: Inspect the Condensate Pipe (Winter Check)
This is the one most people miss. The plastic pipe that drips water from the boiler to a drain. In freezing weather, it can ice up. If the boiler can't expel condensate, it locks out. First check: look outside. Is the pipe blocked with ice?
If it's frozen, pour warm (not boiling!) water over the exposed pipe. You can also wrap it in insulation tape as a long-term fix. I've seen guys use a hair dryer. Not elegant, but it works.
Checkpoint: Does the boiler fire after the pipe thaws? If it locks out again, the problem might be internal (blocked condensate trap). That's a pro job.
Step 4: Check the External Controls
The boiler might be fine, but the thermostat telling it to heat might not be. If you have a wired or wireless room thermostat, make sure it's asking for heat. Turn it up to 30°C. Listen for a click. If you have a wireless thermostat, check the batteries.
Also check your hot water heater settings. If the boiler is a combi, the hot water demand overrides heating. If there's a hot water tap dripping or a cylinder calling for heat, the system can behave oddly.
Checkpoint: With the thermostat set high, does the boiler flame on? If it does, your controls are the issue, not your Vaillant.
Step 5: Check the Air Supply and Filters
A boiler needs to breathe. If the air intake is blocked, it will lock out. On the Vaillant EcoTec Plus, check the flue terminal outside for debris, spider webs, or bird nests. Also, check if the boiler room is sealed up tighter than a drum. It needs fresh air for combustion.
Important note about filters: Your boiler doesn't have an "air filter" to replace in the traditional sense, not like a aio vs air cooler unit. But the system might have a magnetic filter on the return pipe. If that's clogged, it can restrict flow and cause overheating lockouts. If you haven't cleaned it in a year, do it now.
Checkpoint: Is the flue terminal clear? Yes? Move on.
Step 6: The Final Check (The Expensive One)
If you've done all the above and the boiler still locks out, you're looking at a component failure. The most common are:
- Diverter valve: Stuck in the wrong position. Listen for a clicking noise that doesn't lead to a flame.
- Fan or PCB: If the fan doesn't spin, or the board is fried, you need a replacement.
A replacement fan for an EcoTec Plus runs roughly $150-250, plus labor. Based on our internal data from 200+ boiler repair requests last quarter, a PCB failure is rarer (maybe 5% of cases) but costs $300+ just for the part.
Checkpoint: If the boiler tries to start and fails, you need a gas-safe registered engineer. I don't recommend DIY on gas components. Ever.
What I Learned the Hard Way
I still kick myself for the time I spent an hour hunting down a phantom error code when the real problem was a plastic bag stuck over the flue terminal. Since then, I start with the 1-minute checks. Every time.
One of my biggest regrets: not telling the client to check the condensate pipe before I drove out. I could have saved them a $150 call-out fee.
Final piece of advice: Don't rush the reset. Give each step the time it needs. A rushed fix is a repeat call. And nobody wants that.
